Transactions, Referrals & Payment Process

Kelly Right Real Estate is dedicated to making the transaction and payment process as fast and efficient as possible.

Please review the sections below on our policies and how to get started with our transaction system.

Paperless Pipeline Information

Paperless Pipeline  is the REQUIRED service we provide which allows you to upload all of your real estate transaction documents to one virtual, secure location. You will be receiving an email from Stefanie Farrel to create your login. Please contact Stefanie at sfarrel@kellyright.com if you do not receive your account access email. 

Do not upload documents requesting Broker signatures, please email them directly to the Designated Broker whose signature you require, then you can upload them into Paperless Pipeline once they are signed.

Angela is Kelly Right Real Estate’s transaction coordinator. She can assist with Paperless Pipeline questions, commission questions, MLS updates, accounts payable and transactions. Once Kelly Right Real Estate receives the funds from your transaction, Angela checks the file to ensure all documents are present for Designated Broker review, and will notify the agent if any missing documents need to be uploaded to ensure the file is ready for final broker review. Once the transaction has been reviewed and all issues are corrected, then we will send the agent their commission.  Your broker and office information can be found here.

Wire transfers are preferred. If a wire transfer cannot be sent, the check MUST be sent to Kelly Right's Spokane office address.

Standard wire transfer commission turnaround time is 2-3 business days. Checks usually take longer.

Required to upload all paperwork from the beginning of the transaction.

You MUST upload all paperwork in Paperless Pipeline as you receive it, whether it is a referral, new listing, offers, etc. Do not wait until ready to close to upload documents.

This is so the brokerage can keep track the progression of the transaction from beginning to end, especially in the case of emergencies or transaction issues.

Commission Payments Process

Once Kelly Right Real Estate receives the funds from your transaction, Angela Peterson, our transaction coordinator, checks the file that has been uploaded to Paperless Pipeline to ensure all documents are present for Designated Broker review, and will notify the agent if any missing documents need to be uploaded to ensure the file is ready for final broker review. 

Once the transaction has been reviewed and all issues are corrected, then we will send the agent their commission. You must have your documents added to Paperless Pipeline in order for transaction review and commission disbursement.

Standard payment turnaround time is  (2-3 business days) from the time we receive the commission and if your file is complete. If it is a check, there is an additional delay. Checks not sent to the correct Headquarters address cause further issues, please see below. Check Cancellation Fees

Wire transfers are strongly recommended to avoid delays.

Checks must be sent to the Headquarters Spokane office or we may not receive them. If the check is not sent to the Spokane office, the check will need to be cancelled and resent to the Spokane address or a wire transfer sent. The agent is responsible for check cancellation fees incurred for not providing the correct information or notification of cancellation of check for commission disbursement. Checks need to be addressed to, “Kelly Right Real Estate” or “Kelly Right International, Inc”. 

Referrals Process

Agents can receive referral payments for states and regions they do not work in. However, your license must be active in the state you are licensed in. Ex: you have a referral for a Florida listing, but you are a Montana agent and not licensed in Florida. You can refer that client to a Florida agent, and receive payment as long as your Montana license is active. Kelly Right Real Estate has our own referral forms, so please use this form for your convenience. (There is not a place for the other designated broker to sign, however they can still sign the form if they need).

For areas we do not have Kelly Right agents, check out NuOp. We are not affiliated with this program, but it is a digital platform that allows agents to send and receive referral leads. Deciding on Commission Splits Between Referring/Receiving Agents:

There is no set amount for referral commission splits. If the referring agent has a personal relationship with the client they are referring, (a family member, personal friend, or previous client for example) and they do a lot of help, but just need the lead receiving agent to finalize the transaction, then the referring agent can ask for a higher split. 

If the referring agent has not assisted the client or spoken to them, and the agent receiving the referral has done all the work, then that split may look more like 10/90. 

If the referring agent has done some conversing and assisting to the client but not much, the split may look more like 25/75 or 20/80.  If it is a  high value property, the referring agent can often ask for a higher split. 

It is between the agents to negotiate the commission split depending on: the client relationship itself, the nature of the lead, how much help is being done on which agent’s end, the value of the listing, etc.
