Transactions, Referrals & Payment Process
Kelly Right Real Estate is dedicated to making the transaction and payment process as fast and efficient as possible.
Please review the sections below on our policies and how to get started with our transaction system.
Paperless Pipeline Information
Paperless Pipeline is the REQUIRED service we provide which allows you to upload all of your real estate transaction documents to one virtual, secure location. You will be receiving an email from Stefanie Farrel to create your login. Please contact Stefanie at sfarrel@kellyright.com if you do not receive your account access email.
Do not upload documents requesting Broker signatures, please email them directly to the Designated Broker whose signature you require, then you can upload them into Paperless Pipeline once they are signed.
Angela is Kelly Right Real Estate’s transaction coordinator. She can assist with Paperless Pipeline questions, commission questions, MLS updates, accounts payable and transactions. Once Kelly Right Real Estate receives the funds from your transaction, Angela checks the file to ensure all documents are present for Designated Broker review, and will notify the agent if any missing documents need to be uploaded to ensure the file is ready for final broker review. Once the transaction has been reviewed and all issues are corrected, then we will send the agent their commission. Your broker and office information can be found here.

Paperless Pipeline is the required, secure, and user friendly online transaction system that we use.

Wire Transfers are often faster than checks, and we strongly encourage this method. Turn the Wire Transfer form in to the title company, and they will usually contact us to verify instructions.

Commission Checks MUST be sent to the Headquarters office if you unable to do a wire at: Kelly Right Real Estate, 140 S Arthur St #600, Spokane, WA 99202
- Title your transaction by the property address.
- Standard payment turnaround time is 24-48 hours from the time we receive the commission and if your file is complete.
- Any referral forms associated with a transaction also needs to be uploaded into Paperless Pipeline for that transaction. Referrals require a transaction file opened with the Referral Agreement and Final Settlement Statement uploaded to close. Click here for Referral instructions.
- Transaction Coordinator Services are available for a small fee. Contact Angela at 844-535-5974 ext. 1001 or apeterson@kellyright.com for assistance. More details below.
- For help with accessing your Paperless Pipeline account, go to www.paperlesspipeline.com enter your email address (you can try several emails if you can't remember which one you gave us) and select "forgot password" or "need help logging in".
Wire transfers are preferred. If a wire transfer cannot be sent, the check MUST be sent to Kelly Right's Spokane office address.

Standard wire transfer commission turnaround time is 2-3 business days. Checks usually take longer.
Required to upload all paperwork from the beginning of the transaction.
You MUST upload all paperwork in Paperless Pipeline as you receive it, whether it is a referral, new listing, offers, etc. Do not wait until ready to close to upload documents.
This is so the brokerage can keep track the progression of the transaction from beginning to end, especially in the case of emergencies or transaction issues.
Commission Payments Process
Once Kelly Right Real Estate receives the funds from your transaction, Angela Peterson, our transaction coordinator, checks the file that has been uploaded to Paperless Pipeline to ensure all documents are present for Designated Broker review, and will notify the agent if any missing documents need to be uploaded to ensure the file is ready for final broker review.
Once the transaction has been reviewed and all issues are corrected, then we will send the agent their commission. You must have your documents added to Paperless Pipeline in order for transaction review and commission disbursement.
Standard payment turnaround time is (2-3 business days) from the time we receive the commission and if your file is complete. If it is a check, there is an additional delay. Checks not sent to the correct Headquarters address cause further issues, please see below. Check Cancellation Fees
Wire transfers are strongly recommended to avoid delays.
Checks must be sent to the Headquarters Spokane office or we may not receive them. If the check is not sent to the Spokane office, the check will need to be cancelled and resent to the Spokane address or a wire transfer sent. The agent is responsible for check cancellation fees incurred for not providing the correct information or notification of cancellation of check for commission disbursement. Checks need to be addressed to, “Kelly Right Real Estate” or “Kelly Right International, Inc”.

Referrals Process
Agents can receive referral payments for states and regions they do not work in. However, your license must be active in the state you are licensed in. Ex: you have a referral for a Florida listing, but you are a Montana agent and not licensed in Florida. You can refer that client to a Florida agent, and receive payment as long as your Montana license is active. Kelly Right Real Estate has our own referral forms, so please use this form for your convenience. (There is not a place for the other designated broker to sign, however they can still sign the form if they need).

For areas we do not have Kelly Right agents, check out NuOp. We are not affiliated with this program, but it is a digital platform that allows agents to send and receive referral leads. Deciding on Commission Splits Between Referring/Receiving Agents:
There is no set amount for referral commission splits. If the referring agent has a personal relationship with the client they are referring, (a family member, personal friend, or previous client for example) and they do a lot of help, but just need the lead receiving agent to finalize the transaction, then the referring agent can ask for a higher split.
If the referring agent has not assisted the client or spoken to them, and the agent receiving the referral has done all the work, then that split may look more like 10/90.
If the referring agent has done some conversing and assisting to the client but not much, the split may look more like 25/75 or 20/80. If it is a high value property, the referring agent can often ask for a higher split.
It is between the agents to negotiate the commission split depending on: the client relationship itself, the nature of the lead, how much help is being done on which agent’s end, the value of the listing, etc.
Instructions:
- Fill out our referral form when sending a referral to another company.
- For the Broker: Joe Kelly for Alabama, Stefanie Farrel for Florida and North Carolina, Raquel (Ricki) Anaya for Texas and Joe Kelly for all other states. Add (Your Name) as the Agent on the referral's name line.
- We prefer wire payment. Supply the other Agent & Broker with our Wire Instructions.
- If wire is not an option, all paper checks should be mailed to the Corporate Address: 140 S. Arthur St #600, Spokane, WA 99202
- Open a Transaction file in Paperless Pipeline as a referral with transaction address or client name so when we receive the check at the Corporate office, we have your paperwork.
- Upload the Referral Agreement and Final Settlement Statement to complete the file for disbursement on receipt of fee.
- *Out of office referrals will require the other referring/or receiving brokerage's W-9.

Whether you represent the Seller, Buyer, or both, your Transaction Coordinator will always perform a thorough quality control process. We know your time is valuable and we want you to be able to leverage your time where it is best spent, with your clients.
- Review contracts and essential addenda for compliance.
- Open file with escrow and/or title company.
- Order title and survey.
- Deliver copies of contracts and addenda to the cooperating agent.
- Preparation of disclosures, amendments and addenda.
- Manage deadlines and timeframes as needed throughout transactions.
- Follow up with the escrow company and cooperating agent as needed.
- Keep the agent informed of all communications.
- Send transaction status emails and advise the agent of pending deadlines.
- Ensure all paperwork is provided to all parties.
- Coordinating closing time with all parties.
- Follow up with escrow and title company on the closing day.
- Ensure your file is broker compliant.
- Upload all paperwork to Paperless Pipeline.
